What does a complete HighLevel setup cost?
HighLevel’s US-dollar platform prices are US$97/month for Starter, US$297 for Unlimited and US$497 for SaaS Pro. The platform pricing is separate from AI pricing: pay-per-use, US$50/month per enabled location for Growth, or US$97 for AI Employee Unlimited under fair-use limits. Growth includes 100 voice-AI minutes and 1,000 Conversation AI responses. Phone transport, texts and other metered services remain separate.
| Configuration | Subscription subtotal, before usage and implementation |
|---|---|
| Starter + pay-per-use AI | US$97/month plus metered AI |
| Starter + Growth AI at one location | US$147/month |
| Starter + Unlimited AI at one location | US$194/month |
| Starter + Unlimited AI at three locations | US$388/month |
| Unlimited platform + Unlimited AI at five locations | US$782/month |
An AI location is not necessarily one rental unit. Model the locations or sub-accounts your architecture actually needs. The three-location example is 97 + 3 × 97, not three platform subscriptions. These examples exclude agency service fees, configuration work, taxes, numbers and communications usage.
For pay-per-use voice, the published engine rate of US$0.045/minute plus a US$0.015/minute TTS option makes 1,000 minutes at least US$60 for those two components. Model tokens and phone charges come on top. Unlimited AI does not make telephone transport or SMS free. Use the phone billing guide for the destination and call direction you need.
Which features are ready for leasing, and which require configuration?
| Requirement | HighLevel | Nolan |
|---|---|---|
| Nurture sequences | General workflow platform; configure triggers, delays and stop rules | Built in: follow-ups after about one, three and seven days, when you turn them on |
| Conversational AI | Voice and Conversation AI under the selected AI plan | Leasing-specific conversations tied to units and renter history |
| Booking a call or showing | Configure calendars, routing and agent instructions | Showings booked into your Google Calendar |
| Messaging channels | Broad inbox including Messenger, Instagram and WhatsApp | Calls, texts, website chat and listing-site emails |
| Listing inventory | Design the data model and update path | Rental-unit context is part of the product |
| Accounting and rent collection | General business payments do not establish a rental ledger | Keep your property management/accounting system |
HighLevel has broader marketing and agency capabilities. A generic CRM is not inherently unable to nurture renters or book showings. The comparison is the effort to configure and maintain accurate listing data, permissions, calendars, escalation and message timing. With Nolan, that leasing work comes ready: your units, your questions, the follow-ups and the calendar booking.
What should an agency test before choosing?
Run the same prospect through an inquiry, an objection about the unit, a delayed reply, a booking and a human takeover. Confirm that booking or opting out stops subsequent follow-ups. Then update the unit’s rent and availability and repeat. Include your team’s setup and maintenance hours in the first-year cost. HighLevel is a stronger fit when white-label delivery, funnels and multi-client administration are central.
What does Nolan cost?
Nolan publishes one price list in Canadian dollars, with no setup fee. It has three packages, each with doors included. Its plans, the voice minutes they pool and the rate after them are in the table above and on the pricing page. Texts, email and chat are not metered, and texting on a Canadian number needs no carrier registration. Other companies’ prices are shown as their pages give them, without conversion.
What does Nolan do in the conversation?
Nolan, the AI leasing agent, answers calls, texts, website chat and listing-site emails, day and night, in English or French, switching when the renter does. It finds the right unit among your listings: it asks for the move-in month, budget and bedrooms in one question, offers the nearest unit when nothing fits, and texts or emails the units that fit. It asks your approved questions, sends your screening provider’s link at the right step, and books the showing into your Google Calendar with reminders.
When you turn them on, follow-ups go by text or email to renters who didn’t book, after about one, three and seven days. A booking, an opt-out or your team stops them. Your team sees every conversation in one inbox, can take any of them over, and can have calls transferred live. Nolan connects to HubSpot and LeadSimple, and sends leads to any other system by webhook, API or CSV.
How should you read this comparison?
Descriptions come from each company’s public pages and Nolan’s product inventory. They are not a performance benchmark, and a capability we could not confirm is not described as absent. Product names belong to their owners; Nolan is not affiliated with any of them.
