This comparison is published by Nolan. LetHub’s pages were checked on October 19, 2026. The cost figures below are multiplication examples from its published list prices, not quotes.
What does each one cost?
LetHub’s pricing page lists about $1 per unit a month, with a $199 monthly platform minimum and 3 on-market listings included per 100 units. Above $1,500 a month it quotes a custom rate. The AI voice agent is an add-on from $49 a month. Onboarding starts at $199 once, and the contract is 12 months, billed monthly, with 30 days to opt out.
| Portfolio | Platform, per month | With the voice add-on from $49 |
|---|---|---|
| 100 units | $199 (the minimum) | $248 |
| 200 units | $200 | $249 |
| 500 units | $500 | $549 |
At 200 units, a first year at these list prices comes to about $3,187: twelve months at $249 plus $199 of onboarding. More on-market units than the plan includes add a small charge that month. Lockboxes are bought separately, from $85 each.
LetHub is based in Victoria, BC, and still prices in USD. Nolan’s Canadian prices are in Canadian dollars, and texting on a Canadian number needs no carrier registration.
Nolan includes voice minutes in every plan and has no setup fee or long contract. Its plans and the rate after the included minutes are in the table above and on the pricing page.
How do the two workflows differ?
| Step | LetHub | Nolan |
|---|---|---|
| Lead arrives | From listing sites, forms and your site, through your connected inbox | From calls, texts, website chat and listing-site emails |
| Renter calls | The AI voice agent, an add-on | Nolan answers in English or French, voice included |
| Questions and qualification | Pre-qualification and ID checks | Your approved questions, then your screening link |
| Showing | Travel-time routing, round-robin and self-tours with lockboxes | Booked into your Google Calendar; your access setup stays |
| Renter goes quiet | Follow-up sequences by email and text | Follow-ups by text and email when you turn them on |
| Lease | E-signed in LetHub | Stays with your leasing tools |
What should you test in a demo?
Ask to call the voice agent on one of your own listings, not a demo property. Ask a question that needs a policy, such as pets or parking, then change your budget halfway and see whether the answer changes. Check where the call shows up afterward for your team.
If you lease in Quebec, ask for the call in French. LetHub’s own guide for Canadian managers asks you to confirm bilingual coverage on a demo call.
Because there is no free trial and payments aren’t refundable, get the 30-day opt-out terms in writing before you sign, along with the onboarding fee for your portfolio.
Which one fits your team?
Choose LetHub when you want one tool for more of the leasing day: routing showing agents, ID-checked self-tours, owner reports and e-signed leases. It also connects to HubSpot and LeadSimple.
Choose Nolan when the priority is answering every call, text, chat and listing email with AI from day one, with voice in the plan, a 14-day trial and no setup fee.
