Every leasing call picked up, in English or French.
Nolan answers your leasing line the way a good leasing agent would: it answers from your listings, books the showing in your calendar and hands your team a lead card.
What it does
Picks up when you can’t
Forward your number always, only when you’re busy or don’t answer, or only after hours. Your number stays yours.
Or gets its own number
A local number for your listings, answered day and night, with texts on the same number.
Knows the unit
Rent, availability, what’s included, pets and parking, straight from your listings. When it doesn’t know, it says so and offers a call back from your team.
Books the showing
It offers real open times from your calendar, books one and texts the confirmation.
Finds the right unit
With many listings, Nolan asks when they want to move in, their budget and how many bedrooms in one question, then narrows your units down. Nothing fits? It offers the closest match, like a unit free a month later, or your units nearest the area they asked for, with how far away they are.
Sends the units that fit
When several still fit, it offers to text or email the list after the call, with a link to each unit.
English or French, mid-call
It opens in your line’s language and switches the moment the caller does.
Says it’s an AI
Every call opens with who it is and who it works for, and says the call is recorded. Asked whether it’s a person, it says plainly that it’s an AI.
Texts back after a missed call
When a call is missed, the caller gets a text, so the conversation can carry on.
Turns voicemail into a lead
A caller who would rather leave a message becomes a lead with a transcript, not a recording to dig through.
Set up in three steps
- 1
Choose how calls reach Nolan
A new local number for your listings, or forwarding from your current number: always, when you’re busy, or after hours.
- 2
Add your listings and your calendar
Enter your units or connect your software, then connect Google Calendar so Nolan offers your real open times.
- 3
Set your hand-off and turn it on
Choose when accommodation requests, emergencies and disputes go to your team, then switch Nolan on.
What your team sees
A lead card after every call
Who called, which unit, when they want to move in, what they asked and the showing they booked.
The full transcript
Every call’s transcript in the renter’s thread, next to their texts and emails.
What needs a person
Accommodation requests, emergencies and disputes flagged for your team, following the hand-off rules you set.
Live demo
Don’t take our word for it. Call Nolan.
Nolan is answering right now for Maple Street Properties, a sample property manager with three rentals in Toronto. Play the renter: ask about the rent, hydro, pets or parking, then book a showing.
Try asking
In English or French, day and night. Calls are recorded and we keep the transcripts to improve Nolan. The rentals are samples, so no one will be at the showing.
Text Nolan from this page
The same Nolan as our text line, right in your browser. It isn’t a real text message.

Phone questions
Can I keep my number?
Yes. Forward it to Nolan always, when you’re busy or don’t answer, or after hours. Your number stays with your current carrier.
Does Nolan tell callers it’s an AI?
Every call opens the same way: “Hi! I am Nolan, from Maple Street Properties. Our team is away right now, but I can book an apartment visit or answer questions. Just so you know, this call is recorded.” Whenever a caller asks whether it’s a person, it says plainly that it’s an AI, and it never claims to be a person.
What happens when a caller wants a person?
Nolan transfers the call to your team during your hours. Outside them, it gives your team’s hours and takes a message for a call back.
Are calls recorded?
Nolan says so at the start of every call. On our demo lines we keep a written transcript and any visit booked, not the audio, as our privacy notice explains. When Nolan puts a call through to your team, the part with your team isn’t recorded or transcribed.
Does it work in both Canada and the US?
Yes. Calls need no carrier registration in either country. A Canadian number can text Canadian phones from day one, while texting from a US number waits for carrier registration.
What do calls cost?
Calls are included in every plan: 5 call minutes per door each month, pooled across your account. Past that, calls are $0.28 a minute. Texts, email and chat are never metered.
