This comparison is published by Nolan. Vendor pricing and capabilities were checked on October 9, 2026. Calculations are illustrative; quote-only prices and unverified capabilities are identified.

ShowMojo and Tenant Turner do not explicitly identify currency on the reviewed pricing pages. Their amounts below retain the displayed dollar symbol; confirm billing currency before comparing them with Nolan.

What is the full cost of a showing platform?

The unit price buys a different service from a conversational agent. ShowMojo lists annual Pro from $1.30 per unit and Ultra from $2.70; listing plans are $50 and $110. Tenant Turner lists annual Pro from $1.17 and Ultra from $2.43, or $42.50 and $98.50 per listing slot. Ultra adds human answering. Neither published base price establishes the cost of the AI web/SMS add-on.

Illustrative portfolio ShowMojo Ultra at starting rate Tenant Turner Ultra at starting rate
100 doors $270/month $243/month
200 doors $540/month $486/month
500 doors $1,350/month $1,215/month
1,000 doors $2,700/month $2,430/month

These are multiplication examples, not quotes at those portfolio sizes. Obtain the actual volume rate, minimum commitment and AI add-on price before comparing totals. Ten listing slots instead produce headline totals of $1,100 and $985 respectively; confirm how on-market capacity is measured and reused.

Hardware adds another budget. Both pricing pages list devices from $64 for a lockbox or $85 for a smart lock, plus $3.50 per vendor device each month. For 20 lockboxes, that is at least $1,280 upfront and $70/month before shipping, tax or other charges. A third-party device is listed at $5/month. Nolan does not replace the physical access system.

How do conversations become booked showings?

Tour booking Scheduling plus physical-access options Scheduling plus physical-access options Booked into your Google Calendar; no lockbox hardware
After booking Confirmations, reminders, post-tour feedback Confirmations, reminders, post-tour feedback Confirmations, reminders and team handoff

ShowMojo’s outbound agent lists $1.25 per engaged lead, rather than per booked tour. At 100 billable engagements that adds $125. Ask what counts as engagement, how voice and SMS share that charge, and which consent and stopping rules apply. Do not confuse that outbound product with Ultra’s human inbound answering.

Which workflow is the better fit?

Choose a showing platform when access control, syndication and tour logistics drive the purchase. Compare the exact PMS connector and which records sync in each direction. Choose Nolan when the priority is managing the renter conversation from first question through follow-up and a booking while retaining your existing operations tools. If self-guided entry is essential, budget for a separate access product alongside Nolan.

What does Nolan cost?

Nolan publishes one price list, with no setup fee. It has three packages, each with doors included. Its plans, the voice minutes they pool and the rate after them are in the table above and on the pricing page. Texts, email and chat are not metered. Texting on a US number starts once carriers approve its registration, and the registration fees are on the same page.

What does Nolan do in the conversation?

Nolan, the AI leasing agent, answers calls, texts, website chat and listing-site emails, day and night. It finds the right unit among your listings: it asks for the move-in month, budget and bedrooms in one question, offers the nearest unit when nothing fits, and texts or emails the units that fit. It asks your approved questions, sends your screening provider’s link at the right step, and books the showing into your Google Calendar with reminders.

When you turn them on, follow-ups go by text or email to renters who didn’t book, after about one, three and seven days. A booking, an opt-out or your team stops them. Your team sees every conversation in one inbox, can take any of them over, and can have calls transferred live. Nolan connects to HubSpot and LeadSimple, and sends leads to any other system by webhook, API or CSV.

What should you test in a demo?

Run the same renter through each product: a question about one of your listings, a request for a cheaper unit, a reply after a day of silence, a new showing time and a request for a person. Check that a booking or an opt-out stops the follow-ups. To try Nolan, call its demo line with a real listing question and take it through the same steps.

How should you read this comparison?

Descriptions come from each company’s public pages and Nolan’s product inventory. They are not a performance benchmark, and a capability we could not confirm is not described as absent. Product names belong to their owners; Nolan is not affiliated with any of them.
