The short answer

How do you prequalify renters without breaking human rights rules?

Ask every renter the same questions, and only the ones allowed where the unit is. Nolan does that on every channel: in Montréal it follows Quebec’s rules, which allow fewer questions than Ontario’s. After the showing it sends your application link. It never approves anyone; your team decides who rents.

Updated October 27, 2026

What it does

  • The same questions for everyone

Every renter, every channel, the same words. Your criteria, applied evenly.

  • Rules by province

It checks where the unit is. Quebec’s human rights commission allows fewer questions than Ontario.

  • Sends your application link

After the showing. The same link and words for every renter.

  • You decide who rents

Nolan never approves or rejects anyone. Screening stays with your provider.

How does it work?

  1. Set your criteria

Move-in dates, pets, the unit’s rules. Nolan keeps to what the province allows.

  2. Renters answer

In the conversation, on the channel they used. Answers go on their record.

  3. The application goes out

After the showing, to your screening provider. Reports go to you, never through the conversation.

An example, start to finish Two renters ask about the same unit

  1. Tuesday

Both write about 2A. Nolan asks each the same questions: move-in date and pets.

  2. Tuesday

One asks whether social assistance counts as income. Nolan says the team reviews applications and passes the question on.

  3. Thursday

Both visit. Each gets your application link the same evening, with the same words.

  4. Friday

Applications reach your screening provider. Your team decides.

Who it’s for

  • Teams that want every renter treated the same way, on record
  • Companies renting in more than one province
  • Agents who spend showings on renters who don’t fit the unit’s rules

What it doesn’t do

  • It never approves or rejects a renter.
  • It doesn’t run credit or background checks.
  • It doesn’t ask about income source, family, children or anything the rules don’t allow.

Other ways to do it

OptionHow it worksThe catch
Ask informallyEach agent asks what they think matters, by phone or text.Questions differ from renter to renter, which is where complaints start.
A form before the showingRenters fill a form before they can book. Many renters drop off, and forms often ask too much.

Questions before you start

Does Nolan approve or reject renters?

No. Nolan never approves anyone. It asks the same questions, records the answers and sends your application link. You decide who rents.

Which questions does it ask in Quebec?

Only the ones Quebec’s human rights commission allows: which unit, when they want to move in and whether they have pets. It never asks how many people will live there or children’s ages.

Does the credit check go through Nolan?

No. Answers and any credit check go straight to your screening provider and to you, never through the conversation.

Is it safe under human rights law?

Nolan was tested on 54 hard renter scenarios, about 400 conversations, including social assistance, income and disability questions. Accommodation requests go to your team.

Can I add my own criteria?

Yes: move-in dates, pets and the unit’s rules. Nolan keeps to what the province allows and won’t ask anything else.

Which screening providers does it work with?

Any provider with an application link. Nolan sends your link; reports go from the provider to you.

What happens with an accommodation request?

Nolan doesn’t decide it. It records the request and passes it to your team.
