The short answer

How do you answer every rental inquiry, even after hours?

Nolan answers listing emails, texts, website chats and missed calls within minutes, day or night, in the renter’s language. It replies from your listing details, never makes up a fee, a rule or a unit, and passes anything it isn’t sure of to your team. Every conversation lands in one inbox.

Updated October 27, 2026

What it does

  • Every channel, one inbox

Emails from Zillow, Apartments.com and Facebook Marketplace, texts, website chats and missed calls.

  • From your listings

Rent, pets, parking, dates. It never makes up a fee, a rule or a unit.

  • In the renter’s language

Each renter is answered in the language they wrote in.

  • Hands off when unsure

It says so, takes the question and passes it to your team.

How does it work?

  1. Connect your channels

Forward listing emails, add website chat and give Nolan a number for texts and calls.

  2. Choose send or review

Let Nolan reply on its own, or read each draft before it goes out.

  3. Leads get answered

In minutes, with a showing offered, and everything saved on the renter’s record.

An example, start to finish A renter writes at 11 p.m.

  1. 11:04 p.m.

Maya writes from a listing site: “Is 4B still available? Are cats OK?”

  2. 11:06 p.m.

Nolan answers from the listing: yes, available November 1, cats welcome. It offers Thursday at 6:30 p.m.

  3. 11:09 p.m.

Maya takes the time. The showing goes on the agent’s calendar.

  4. Next morning

Your team sees one record: what Maya asked, what Nolan said and the showing booked.

What your team sees

One record per renter, whatever channel they used.

  • What they asked

The message, the unit and the listing site it came from.

  • What Nolan said

Every reply, with the time it took.

  • What happens next

The showing offered, or the question waiting for your team.

Who it’s for

  • Teams that get more inquiries than they can answer quickly
  • Property managers whose leads come in at night and on weekends
  • Companies whose renters write in more than one language

What it doesn’t do

  • It never makes up a fee, a rule or a unit. What it doesn’t know goes to your team.
  • It doesn’t decide who rents. It answers, books and records.
  • It doesn’t text renters who never wrote to you.
